However, back in 2019 the retail group unveiled plans to upgrade and rebrand<span style=\"font-weight: 400;\">\u00a031 of the department stores into a premium chain under the Frasers name, five of which would be complete by 2020.<\/span><\/p>\n<p>But more than three years later the\u00a0<span style=\"font-weight: 400;\">strategy has seemingly been put on pause as four years later only six stores operate under the Frasers fascia.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Where does all this leave Frasers Group\u2019s vision of creating a Harrods of the high street? <\/span><\/p>\n<p><span style=\"font-weight: 400;\">And can new CEO Michael Murray, who has shown what he is capable of with his rollout of premium fascia Flannels, make the department store a force to be reckoned with again?<\/span><\/p>\n<h3>A department store that has lost its way<\/h3>\n<p><span style=\"font-weight: 400;\">Arguably the biggest challenge Murray faces is rebuilding House of Fraser\u2019s image, which has been scarred by extended closing down Sales and chaotic shop floors.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-128516\" src=\"https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2023\/01\/shutterstock_1778613191-300x208.jpg\" alt=\"House of Fraser\" width=\"600\" height=\"415\" srcset=\"https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2023\/01\/shutterstock_1778613191-300x208.jpg 300w, https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2023\/01\/shutterstock_1778613191-768x531.jpg 768w, https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2023\/01\/shutterstock_1778613191-218x150.jpg 218w, https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2023\/01\/shutterstock_1778613191-696x482.jpg 696w, https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2023\/01\/shutterstock_1778613191-607x420.jpg 607w, https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2023\/01\/shutterstock_1778613191-100x70.jpg 100w, https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2023\/01\/shutterstock_1778613191.jpg 1000w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\"\/><\/p>\n<p><span style=\"font-weight: 400;\">Retail consultant Graham Soult says: \u201cThe House of Fraser brand has undoubtedly been damaged by the last few years from all the closing down, not closing down to then closing down again; it sticks around.\u201d<\/span><\/p>\n<p>Soult refers to the f<span style=\"font-weight: 400;\">our House of Fraser stores that were situated inside Intu shopping centres, which had been earmarked for closure towards the end of 2018 and ran clearance Sales, only to be saved in a last-minute deal in January 2019.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Out of the affected stores, the branches in Nottingham and <\/span><span style=\"font-weight: 400;\">Lakeside in Essex remain open while its shop in Metrocentre in Gateshead has closed.<\/span><\/p>\n<p>However, more broadly across its portfolio, many House of Fraser stores look far from their best.<\/p>\n<p><span style=\"font-weight: 400;\">Retail expert\u00a0<\/span><span style=\"font-weight: 400;\">Andrew Jennings, who was chief executive of House of Fraser between 1992 and 1996, believes the department store has lost its way.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIt used to be a store of brands across the country appealing to the local community,\u201d he says. \u201cIt now lacks a point of view and understanding of its local customers.\u201d<\/span><\/p>\n<figure id=\"attachment_123069\" aria-describedby=\"caption-attachment-123069\" style=\"width: 700px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-123069\" src=\"https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2022\/11\/0_afraser.jpg\" alt=\"House of Fraser\" width=\"700\" height=\"467\" srcset=\"https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2022\/11\/0_afraser.jpg 700w, https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2022\/11\/0_afraser-300x200.jpg 300w, https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2022\/11\/0_afraser-696x464.jpg 696w, https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2022\/11\/0_afraser-630x420.jpg 630w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><figcaption id=\"caption-attachment-123069\" class=\"wp-caption-text\">Closing down Sale at House of Fraser in Westfield London<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">The issue with the many of the House of Fraser stores dates back to when<\/span> <span style=\"font-weight: 400;\">Frasers Group snapped up<\/span><span style=\"font-weight: 400;\"> the retailer in a \u00a390m pre-pack administration deal in 2018, according to Soult.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A lot of the stores it inherited were situated in \u201cvery old and quite decrepit buildings\u201d, which would require significant investment into the property to truly become a \u201creally high end experience\u201d, he says.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Inevitably the economics have not worked out at a number of stores, particularly at a time when rents and rates don\u2019t yet reflect a retail market where footfall is notably down on pre-pandemic levels.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As a result, the retailer has been left with about 30 shops in the UK \u2013 almost half the number it had before Ashley bought<\/span> <span style=\"font-weight: 400;\">House of Fraser out of administration in 2018.<\/span><\/p>\n<p>Some retail experts believe the store closures were necessary.<\/p>\n<p><span style=\"font-weight: 400;\">Little Mistress chief executive Mark Ashton, who sells via the department store, says they \u201cwill make Frasers stronger\u201d. \u201cLess is more for their growth and profit plan,\u201d says the fashion boss.<\/span><\/p>\n<p>Meanwhile, e<span style=\"font-weight: 400;\">x-John Lewis and Crew Clothing executive Amy Bastow, now managing director at retail operations software firm StorIQ, says its move out of London is right.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"> \u201cWhen I was at Crew, we didn\u2019t have any stores in central London because it didn\u2019t make economic sense to be paying rent at that height and our target customer group wasn\u2019t a city centre type.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI imagine that\u2019s the similar kind of thinking at Frasers, where they look at the target customer group and do the math of [operating in] central London and decide it\u2019s not for them.\u201d<\/span><\/p>\n<h3>The big store divide<\/h3>\n<p><span style=\"font-weight: 400;\">It is less the store closures, but the fact that some of the remaining stores are suffering from a lack of investment.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There seems to be a big divide between stores in which Frasers has decided to invest in \u2013 when Retail Gazette visited the Bluewater and Lakeside branches, for example, both stores looked in good condition \u2013 and those where it has opted not to.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Birmingham branch falls into the latter category. They want somewhere to sit down and have a coffee as part of their shopping experience,\u201d he says.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These are not the only House of Fraser stores to be looking far from their best. The retailer has faced widespread criticism, including one social media user who said their local Solihull store was \u201csuffering a slow death\u201d.<\/span><\/p>\n<blockquote rel=\"noopener\">February 13, 2020<\/a><\/p>\n<\/blockquote>\n<p>\u00a0<span style=\"font-weight: 400;\">Upon visiting several House of Fraser stores, Retail Gazette has seen prices slashed on many upmarket brands such as Tommy Hilfiger, Hobbs and Barbour.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Brand adjacencies are also confusing in some branches with luxury brands placed next to athleisure or childrenswear next to lingerie.<\/span><\/p>\n<p>In Reading, near \u00a3200 Samsonite suitcases were also displayed next to 70% off at \u00a313 Slazenger suitcases straight out of Sports Direct.<\/p>\n<p>In fact, the Reading branch is a good metaphor for the House of Fraser business as a whole.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-129376\" the store was evolving into something more premium, with upmarket brands such as Hugo Boss, Diesel, Paul Smith, Coach, Mulberry and Armani Exchange displayed in an impressive looking menwear and accessories departments, cut-price Sales elsewhere<span style=\"font-weight: 400;\">\u00a0somewhat ruins the premium feel.<\/span><\/p>\n<hr\/>\n<h3><b>Bringing Frasers Group brands into HoF<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Retail has been hit hard over the last five years, which has hit many of the brands that House of Fraser stocks.<\/span><\/p>\n<p>Former<span style=\"font-weight: 400;\"> concessions Oasis, Warehouse,<\/span>\u00a0<span style=\"font-weight: 400;\">Karen Millen, and Coast all collapsed into administration<\/span><span style=\"font-weight: 400;\"> b<\/span><span style=\"font-weight: 400;\">efore they were bought and taken online-only by Boohoo, which has<\/span><span style=\"font-weight: 400;\"> left a sizable gap on the House of Fraser shop floor which required filling.<\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-128521\" src=\"https:\/\/www.retailgazette.co.uk\/wp-content\/uploads\/2023\/01\/sofa.com_-300x225.jpg\" alt=\"House of Fraser sofa.com\" width=\"600\" height=\"450\" (max-width: 600px) 100vw, 600px\"\/><\/p>\n<p><span style=\"font-weight: 400;\">Fortunately, House of Fraser has been well placed to plug those gaps by rolling out other brands from the Frasers Group wider portfolio, says Soult.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cOver the years, Frasers has had a bit of a magpie approach to picking up what seems to be random failed brands but actually, it has done a pretty good job of packaging those up into something that makes sense,\u201d he says.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Earlier this month, Frasers revealed it would add<\/span> <span style=\"font-weight: 400;\">Missguided into its stores<\/span><span style=\"font-weight: 400;\"> this spring, joining the group\u2019s other brands Jack Wills, Agent Provocateur, Sofa.com and Game on the shop floor.\u00a0<\/span><\/p>\n<p>Frasers Group has also built stakes in businesses including <span style=\"font-weight: 400;\"> Hugo Boss and Mulberry, which are also stocked in the department store.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While Jennings thinks integrating the group\u2019s brands into House of Fraser can work, he says that it has to fit with that particular store.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cDepartment stores are like jigsaw puzzles,\u201d he says. \u201cThere\u2019s no point trying to get pieces in if they don\u2019t fit and are not relevant.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">From our visits, the group\u2019s brands could be integrated more sympathetically on the could also do with improvement.<\/p>\n<p><span style=\"font-weight: 400;\">The challenge department stores often have online is turning their vast assortments into something easy to navigate for consumers, says Bastow, who used to head up operations at John Lewis\u2019s online business.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cCompanies like Asos are specialists in that. But if you look at the House of Fraser coats page, for example, they\u2019ve got a similar number of coats as Asos but actually, it\u2019s very hard to shop,\u201d she says.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWith a very big fashion assortment, unless you\u2019re really investing tons and tons of money and you\u2019re really good at fashion online, it\u2019s very hard to compete with specialists.\u201d<\/span><\/p>\n<hr\/>\n<h3><b>What happened to premium chain Frasers?<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Four years ago, the retailer teased plans that the bulk of House of Fraser locations would be transformed into a new premium concept simply named Frasers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The retail group claimed the new fascia would be a modern take on the department store and would carry high-end and contemporary brands as well as temporary showcases for new labels.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Michael Murray, who at the time of the announcement was the group\u2019s head of elevation, told Drapers: \u201cFrasers is far from a rebrand, it\u2019s a complete reimagination. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cDiscussions [with brands] have all been extremely positive \u2013 with both existing brands, who remain important to us, and new ones alike.\u201d<\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-128495\" 400;\">The first-of-its-kind store opened in Wolverhampton in 2021, in the former Debenhams unit, and brought together House of Fraser, Flannels and Sports Direct into the 65,000sq ft space.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, the group has failed to follow through on its ambitious rollout plans and at present only six branches trade under Frasers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These stores are in Middlesbrough, Derby, Telford, Derry and Newbridge in Ireland, as well as the original Wolverhampton store.<\/span><\/p>\n<p>There may only be a few of them, but the Frasers stores have impressed.<\/p>\n<p><span style=\"font-weight: 400;\">\u201cIf you go to the Frasers stores, you start to have a sense of what the future might be and it\u2019s not House of Fraser as we know it but a modern iteration of the brand,\u201d says Soult.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIt customer experience director Roger Binks, who now runs his own retail consultancy Binks, believes the retailer \u201cshould double down on the Frasers concept, rebrand House of Fraser stores, and close the ones that they will not invest in\u201d.<\/span><\/p>\n<p>He described the original Frasers store in Wolverhampton as \u201cbright, fresh, high end and organised\u201d with knowledgeable staff on hand to help.<\/p>\n<p><span style=\"font-weight: 400;\">Trading under the Frasers fascia also gives the retailer an opportunity to distance itself from the negative image some now associated with House of Fraser, says Soult.<\/span><\/p>\n<h3>The last department store in town<\/h3>\n<p><span style=\"font-weight: 400;\">With only regional branches left open, House of Fraser is well positioned to dominate those markets, according to Soult.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIn certain areas House of Fraser is effectively the last department store standing, it gives them a chance to really curate and offer something that resonates in that place,\u201d he says.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Jennings agrees that sticking to regional stores is a good idea for the retailer.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cLondon is well covered with Harrods and Selfridges, so House of Fraser can become the Harrods of Manchester or Birmingham.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, he emphasises the importance of store localisation, which includes stocking local brands in regional stores.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Little Mistress\u2019 <\/span><span style=\"font-weight: 400;\">Ashton believes there is much opportunity for House of Fraser in the regions.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cDebenhams and BHS customers are now shopping at John Lewis with their excellent push across their Anyday brand but there is still many untouched pockets of the UK that need that across all categories.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cOnce that\u2019s mixed with in-house and third-party brands it will be a really appealing proposition, better than before,\u201d he says.<\/span><\/p>\n<p>House of Fraser certainly has an opportunity, and in new CEO Michael Murray it has a leader that has already started to change perceptions about stablemate Sports Direct.<\/p>\n<p>However, he needs to act soon before House of Fraser stagnates further and long-lasting damage is done.<\/p>\n<\/p><\/div>\n<p><script
